 MLS (multiple listing service)

If you have ever purchased or sold a home using a real estate agent, you are familiar with the MLS(Multiple Listing Service). The MLS is simply the best marketing tool for Realtors, has the largest visibility for sellers, and is the destination of choice for home buyers. More home sales and purchases have taken place on the MLS than all other services combined. The ability to list properties on the MLS is currently limited to licensed real estate agents. Real Estate services such as we list, property guys, and others represent a small fraction of real estate activity in Calgary and are NOT affiliated with the MLS in any way.

The MLS is significant in many ways. It is a huge co-operative database that real estate agents use to showcase property listings. In addition, brokers use it to compensate agents who bring buyers to purchase their listings. MLS sales data is an invaluable statistical reference for establishing current values and historical trends in real estate. The MLS also provides a large inventory of homes for the public to compare and analyze. This gives consumers more confidence in their decisions when purchasing a home. 

The MLS publishes extensive property information such as; list price, days on market, property features, property details, property address, size of lot, legal property description, closest school location, public amenity details, and much more.  . .In Canada, the MLS is a cooperative system for the 82,000+ members of the Canadian Real Estate Association (CREA), working through Canada's 99 real estate boards and 11 provincial/territorial associations. A publicly accessible website (at realtor.ca, formerly mls.ca) allows consumers to search an aggregated subset of each participating board's MLS database of active home listings. The MLS database is made up of all property types including single family homes, multi-family property, apartment condos, townhouse condos, attached homes, detached homes, acreage, rural, recreational and commercial property.
