Comparabilty Score & House Value Index
My website will then compare your house or condo to all listed mls property and return a home comparablity score from 0-100%. the closer your property score is too 100% the greater the propabilty your home or condo would list for close to that price on the MLS today. The House Value Index will list all comparable homes or condos in order of detail and feature similarity so you can see how your home could be valued in realtion to other properties currently listed for sale.
Will My Home Sell for that Price?
The short answer is probably not. As I said earlier your property's value is determined by a host of factors and list price is not the best indicator of market value. List price in Calgary is currently about 96.5% of sale price for recent MLS sales, but when it comes to specific house values there are no hard and fast rules or 'averages'. Remember when it comes to actual selling price and market value it's "what's on the inside of your house" that counts more than what your neighbor is asking for his property. The true value can only be realized when a home sale is complete and the market has spoken. The best way to determine what the market will 'most likely' pay for a home is by using a comparative market analysis (CMA).
