Is a Townhouse right for you?
Tired of apartment living but can't afford the big home on the golf course just yet. Maybe a townhouse is the right fit. A townhouse is typically a two storey home attached to another or on both sides. In Calgary townhouses are mostly in condominiums. The others are generally called duplexes. In other cities and countries they are often known as row houses. A condo townhome has three main advantages over apartment condos.

The first advantage of town homes in most cases is size. Townhouses in calgary range in size from 800sf to more than 2000sf. With the typical or average being 1100-1200sf and most have basements which gives you even more living space.

The second townhouse advantage and the one that is often the decisive factor is privacy. With an attached garage or a parking stall steps from your door you won't have to navigate lobbies, elevators, and hallways to get home. In most townhouses you won't have anyone above or below you either.

Third. Unlike condos, most townhouses have a private yard. These yards are not owned but you have exclusive use of the space. The yards aren't as large as single family homes, but townhouses are less expensive. So, when you consider the space, the privacy, and the price townhouses are a good comprimise between an apartment condo and a single family home.
Townhouse Types and Styles

Typical - In Calgary the most common townhouse is a two storey home attached on one or two sides in a condominium

Stacked - A stacked townhouse has a ground level apartment (or bungalow) style unit with stairs on the side leading up to a unit directly above.

Bungalow - The bottom unit in a stacked town home complex.

Villa - Not typically classified as a townhouse. Sometimes condo townhouse complexes have villa style units often called bungalow style.

Bare Land - Bare Land condos or townhouses are special because the land under the home is owned not by the condo but by the unit owner. Rare in Calgary.

Non Condominium - These are attached properties with varying styles. They have not organized as a condominium. Many people confuse the two storey variety with what is typically classified as a townhouse. Other styles are known as duplexes. When two storey buildings of this variety are attached on both sides they are commonly referred to as row houses.
