The recent City census data indicates that there is a decline in net migration levels and add to the mix, the continued slumping economy, it’s not surprising the Calgary Real Estate Market continues to have low sales activity.
- Total housing sales activity= 1,741 units (down 12.6% from last year)
- 20th consecutive month of year-over-year sales declines
- Residential benchmark price= $440,000 (down 4.2% from last year)
- Apartment benchmark price= $277,000 (down 6.6% from last year)
- Detached benchmark price= $502,300 (down 3.4% from last year)
The slower sales activity and the decreased number in new listings, ultimately prevented further inventory gains. Detached home prices are balancing out, however; the same can’t be said for the apartment sector which, has seen a 6th straight month of an increase in inventory and continues to have major price declines.
The lack of sales activity in Calgary’s housing market is reflective of the state of the City’s economy. With increased unemployment and the above mentioned decline in net migration, people aren’t exactly running out to buy homes. Homebuyers and sellers are engaged in a cat and mouse game. Buyers are looking for further price decreases and greater incentives from builders before placing an offer. In the meantime, some home sellers aren’t listing homes according to market value. We can safely say, it’s good to be a homebuyer in Calgary right now.
As a longstanding professional in Calgary’s Real Estate Market, I’m not surprised by the latest statistics. Although the sales activity in the housing market is on the low side, doesn’t mean that homes are being bought and sold, it just takes a little more work! In the month of July there’s two things Calgarians love talking about: The Calgary Stampede and Real Estate. It just so happens, that both aren’t doing so well. There seems to be less hype and fewer corporate parties for the Stampede. Meanwhile, the Real Estate Market has been in slow motion all year. We can’t speak for the Stampede, however; the Calgary housing market has finally showed some signs of improvement.
The Calgary Real Estate Board (CREB) reports that prices continued to slide in the month of June. That doesn’t sound so great… does it? Here’s the silver lining– experts thought that the decline in prices in the month of June were going to be greater than they are. Since the economic downturn, the Calgary real estate market hasn’t been in a zen-like balanced state. In the last month, the difference between new listings, standing inventory and home sales became more balanced. What does this mean? Hopefully new listings won’t stay on the market for long periods of time.
It’s important to note, that even with a balanced housing market, “it’s very likely that pricing challenges will persist in the housing market until economic conditions start to improve” according to CREB chief economist Ann-Marie Lurie.
It sounds like a broken record and perhaps it is because Calgary remains a buyer’s market. Benchmark prices for detached homes were $502,400 in the month of June, which was .4% higher than the previous month and still down 3.4% from this time last year. Price reductions for listings has given homebuyers all kinds of advantages. For example, Calgarians that thought they could never afford buying a home, have the opportunity to enter the market. Move-up buyers, have been able to purchase homes that they thought they could never afford.

The city and the province as a whole has seen high unemployment, wage decreases and job losses in new sectors. Calgary Real Estate Numbers
- Inventory on the rise for the 5 straight month in 2016
- Inventory levels increased by 14% to a total of 6,148
- Sales slowed to 1,923 units for the month
- Increase in housing supply for rental, new home and resale markets
- Apartment resale supply is at 22% below the May high of 2,055 units in 2008
- Apartment benchmark price is $278,500
- Apartment benchmark monthly and year-over-year decline of 0.7% and 5.6% respectively
- Detached home prices totaled $500,500
- Attached home prices totaled $332,100
Supply & Demand
The continued increase of supply and the slow sales numbers continues to create a strong buyer’s market in Calgary. Every area of the housing market has seen an increase in units, however; it’s the apartment sector and attached homes that have the seen the biggest inventory growth. The apartment sector alone has seen 10 consecutive months of inventory increase.
What Does It All Mean?
For sectors such as apartments, the increased inventory is not the only factor that makes selling difficult. Since the overall market is seeing lower prices, people reselling their condos are competing with attractive and affordable properties in the detached and attached sectors. Apartment sellers also have to compete with new homes, especially since builders are offering variety of incentives to buyers. Ultimately, home buyers have a smorgasbord of properties to choose from and if you’re selling, you need to have an aggressive strategy.
The buyer’s market continues to be a great time for anyone looking to make a splash in Calgary’s housing market. With price reductions at all levels, first time buyer’s no longer have limited choices. With continued lower prices and increased inventory levels, people are still waiting for prices to continue to drop, however; there has been recent talk of interest rate increases. Timing the market and getting in at the very bottom is a very difficult and ultimately it’s guessing game. My advice to home sellers is to ensure you’re agressively priced, and have a seasoned agent with a comprehensive marketing strategy that gets your home seen by the most potential buyers. The story of Calgary’s Real Estate Market for the month of April is, imbalance. The math is simple, with a decrease in year-over-year sales and an increase in new listings, there’s a lot of homes on the market. It’s buyer’s market out there and the choices of properties are plentiful! The downtown core has it’s highest vacancy for office space and an increase in unemployment are continued signs of a slow economy in Alberta, and things don’t look like they are changing. - Benchmark Price $441,000
- Benchmark Price down 0.4% from last month and down 3.4% from last year

- Year-to-date sales down 13% for the Attached Homes
Supply & Demand
Another month in Calgary’s housing market saw further increase in inventory. Not much has changed, it remains a buyer’s market across the board. With continued decline in sales (especially in the condo market) new listings join homes that have been on the market for months. It’s not all bad news, the Detached sector (although down 4% in sales activity from last year) had an improved sale to new listing ration in April, which prevented further inventory increase and is headed towards a more balanced level.
What Does It All Mean?
With 7 months of price declines, homeowners either have to reconsider selling their home or have to adjust listing price according to market realities. The Catch-22 is; home buyers are still waiting for prices to decline further or simply bottom out. Home buyers are thinking, if a home has already reduced it’s listing price once then why not wait for it to drop again.
The buyer’s market in Calgary is a great time for both move-up buyers and for people looking to enter the housing market for the first time. Sellers need to either reconsider their listing or consider prices that are competitive in both the sector (condo, attached or detached) and neighbourhood. May and June tend to have the most activity market activity, and you need to have strategic marketing plans to ensure your home at the right price. With increased unemployment and steady increase of inventory, Calgary’s real estate market saw another month of slow home sales in the month of March. Current listings are seeing price reductions (especially for homes valued over $700,000) however, sales are still slow. Experts believe that home buyers are waiting for even further reductions before buying, ultimately waiting for the market to bottom out. With that said, let’s take a look at the numbers for the month of March.
Calgary Real Estate Numbers
- Benchmark price totaled $442,800
- Benchmark down 0.49% from February and down 3.51% from 2015
- Total home sales 1,588
- Total home sales down 11% from March 2015 and down 28% than long-term averages for the month
- Apartment sales totaled 554, down 17% from last year
- Apartment benchmark price totaled $281,000
- Home prices for Detached & Attached sector are down 4%
Supply & Demand
- Housing supply gains in most price ranges
- Inventory levels increased 7% (6,084 units)
- Increased inventory leading to price reductions
What Does It All Mean?
Essentially, it’s going to remain a buyer’s market. Alberta’s unemployment rate (7.9%) is at the highest levels since the early 90’s and Calgary’s unemployment rate (8.4%) is even higher than the provincial average. All the industries in the city are feeling the effects of the slumping economy and the housing market is no exception.
Calgary’s real estate market continues to remain a buyer’s market, a theme that has continued for the past five months. Another positive for home buyers is that the current market is an opportunity to move-up into higher end homes, which have seen large price reductions. Whether it’s real estate or stocks, trying to get into any market at the bottom is tricky. With low listing prices and price reductions new home buyers and move-up buyers have a everything to gain in this market.

With a climbing unemployment rate and few signs of the economy turning around, the month of February saw continued decline in Calgary home sales. The low volume of sales in February did not come as a surprise to anyone in the real estate industry. Continue reading this week’s blog as I break down the numbers for February.
- Total Sales: 1,121 down 37% lower than long-term averages for the month
- February Unadjusted benchmark prices = $445,000
- Benchmark prices down .63% from January
- Benchmark prices down 3.45% from last year
- Inventory levels remain high at 5,681 units
- Detached benchmark price was $504,400 (down .71% from January)
- Detached and apartment sales down and are at lowest February levels in over 10 years
Supply & Demand
- Decreased amount of new listings but inventory levels still remain high
- Decreased home sales and increased inventory = Lower Prices
- Steady increase of inventory and No change predicted in the economy over the next few months means, continued buyer’s market
What Does It All Mean?
In the current market sellers need to have realistic and strategic pricing for their homes. Everyone wants to make massive profits when selling real estate, but home sellers have to price their homes according to current market condition. For example, if a homebuyer’s range is at $30,000 less than your listed price, they won’t even consider putting in an offer. The number of units for sale in a given neighborhood will also help determine prices.
February was an extension of January, which meant lower sales and higher inventory. The continued good news is that homebuyers have tons of selection and with the lower prices allows for many first time buyers to enter the market. If you want to compete in the buyer’s market, listing prices, as I mentioned above, needs to be strategic, realistic and fair.

To buy or not to buy… a duplex that is. As far as I’m concerned, the duplex or the half-duplex is a Calgary real estate classic! Quick Google searches will have you convinced that duplexes are geared towards investment properties. However, I believe that if you’re a first time homebuyer that wants to jump into the housing market, you can’t go wrong with the half-duplex.
The Half Duplex
It’s seemingly harder to become a homeowner now days, especially with stricter mortgage laws, larger down payments for homes over $500,000 and a slow economy. We would all love our first home to be extravagant, but the reality is that we all have different starting points. In the attached-homes market, the half-duplex are always affordable and are a great first home investment. Two major advantages of buying a half duplex are:
- You can buy into a nice area at a lower price
- No condo fees
I’ve known many clients that have entered the Calgary market with a half-duplex and after their property increased in value, they went on to buy great move-up homes. As first time homeowners (especially small families) you want to have affordable options that are not just limited to condos. Buying a duplex as an investment property is always a great idea.
